Texas A&M University in College Station had a 15 acre site with dilapidated student housing directly across the street from its sprawling campus. The condition of that housing reflected negatively on the image of this top tier university. TAMU partnered with Midway Companies, a well known Houston developer to design and create a signature economic project in the heart of College Station.

Century Square is a $155 million development on land owned by Texas A&M University that consists of one multi-family complex (249 units) with parking garage, one 24 hour emergency medical clinic, two boutique hotels with amenities (141 units in the two story hotel and 162 units in the four story hotel), two 3-story office buildings, a nine screen movie theater with parking garage, and five other buildings on site containing 14 food establishments, two clothing retailers, one fitness establishment, and several shell spaces currently not leased.

My responsibilities were to provide building code inspections and daily on-site general inspections of work in progress to confirm compliance with the contract drawings and the developer agreement.  I also provided observation reports noting conditions of non-compliance and acted as owner’s representative on the construction site. Additionally, I attended all pre-construction meetings and all regular on-site construction meetings, maintained project documentation, monitored construction schedule, reviewed project submittals and monitored material testing, air balance testing and systems testing. Assisted with resolving construction issues, facilitated pre-construction meetings, coordinated with appropriate campus facilities or operations, and monitored project closeout procedures.
